Summary:

The applicant is seeking Final Plat approval to create three (3) lots for future residential development in an R-3 District. 

 

Background:

The property is located at the corner of 22nd Street South and Ace Avenue.  A Preliminary Plat for the area was approved by the City Council on October 23, 2018.  The developer is planning to construct a tri-plex for individual ownership.  The property is zoned R-3 and the lots meet the size and frontage requirements of the district. 

 

Findings of Fact:

1.                     The requirements of the Subdivision Regulations and Zoning Ordinance are met.

2.                     The Final Plat is in compliance with the approved Preliminary Plat. 

 

Staff Recommendation:

Staff recommends approval of the Final Plat with the following contingency:

1.                     The plat shall contain all necessary drainage and utility easements prior to recording.
