Summary:

Background:
The property is located west of 22nd Avenue across from the Edgebrook Golf Course. The lot is at the northwest corner of the intersection of Franklin Avenue and Freedom Street. The lot was originally platted as Lot 3 but was subsequently subdivided into two smaller lots (Lots 3A and 3B). Access will be provided from internal streets. The proposed plat would replat the two lots into one larger lot as originally planned for the subdivision.
Recommendation
Findings of Fact:
1. All requirements of the Subdivision Regulations and Zoning Ordinance are met.
Staff recommends approval of the final plat contingent upon all necessary drainage and utility easements being shown on the final plat.
