Summary:

The applicant is seeking a Revised Minor Amendment to an approved Final Development Plan in a PDD District to construct a patio serving area for a brewpub. 

 

Background:

The “Lofts at Main” mixed use PDD project was originally approved in April, 2015.  The ordinance requires a Minor Amendment to be reviewed by the Planning Commission when there are major changes proposed to the exterior design of the building and when there is a decrease exceeding 10 percent in required landscape area.  Eponymous Brewing received a conditional use permit and has been in operation for approximately six (6) months. 

 

In this case, the greenspace is being reduced by approximately 10 percent and the exterior design of the building is being altered.  On September 5, 2017, the Planning Commission approved a Minor Amendment for a 14’ X 27’ patio area and outdoor glycol chiller.  The applicant would like to change the exterior construction materials from stone and marble to wood.  The patio will be the same size and will allow for more plantings than the previous design.  The wood design will match the wood on the exterior of the building. 

 

Staff Recommendation:

Staff recommends approval of the Revised Minor Amendment to add a wood patio serving area.
