Summary:

Staff has begun exploring areas along Main Avenue South with considerations for future land use map revisions. Each area includes a potential staff recommendation for the purpose of discussion. The areas include:

•                     Main Avenue / 12^th Street South - 15^th Street South

•                     Main Avenue / 20^th Street South - Blue Bell Drive

•                     Main Avenue 2400 / 2500 Block

•                     Main Avenue / 26^th Street South - Sweetgrass Drive

•                     Main Avenue / 32^nd Street

•                     Main Avenue / 35^th Street South - 37^th Street South

Over the course of 2024, staff would like to review the Future Land Use Map with the Planning Commission. The 2040 Comprehensive Plan suggests that the Planning Commission routinely evaluate the plan. Staff would like to review the Future Land Use Map and identify areas that may be considered for larger wholesale amendments rather than subject the map to a piecemeal approach to micro-level amendments recently seen by the Planning Commission and City Council.
