Summary:
The applicant is seeking Final Plat approval to plat a portion of rights-of-way for five (5) streets which will provide the transportation network for Arbor Hill Addition.
Background:
The property is located south of 20th Street South and east of 17th Avenue South adjacent to Bluegill Addition. The Planning Commission recommended approval of the Preliminary Plat for Arbor Hill Addition on June 6, 2017. The City Council is scheduled to review the Preliminary Plat on July 25, 2017. Grand Arbor Avenue will provide the primary access into the subdivision, while 22nd Avenue South will connect to the stub street in Bluegill Addition providing a second access point via 17th Avenue South back to 20th Street South. The reminder of the street network in Arbor Hill Addition will be platted in the future.
The Final Plat will allow the developer to proceed with installing utilities and streets to serve Arbor Hill Addition. Brookings Municipal Utilities has reviewed the Final Plat and is not requesting any additional easements at this time.
Findings of Fact:
1. The Final Plat is in substantial compliance with the Preliminary Plat.
2. The requirements of the Subdivision Regulations and Zoning Ordinance are met.
Staff Recommendations:
1. Final Plat approval shall be contingent upon approval of the final drainage report by City Engineering.
